Our villa is nestled in the heart of the village of Gorna Breznitsa, at the foot of the majestic Maleshevska Mountain, and just a stone’s throw from the picturesque Struma River. From our windows, you’ll enjoy panoramic views of the towering peaks of Pirin Mountain. Built in an authentic Revival style, our house, once the village school, has been completely renovated, combining traditional materials like wood and stone with lush greenery.

Villa Fundemia is designed to host large groups while ensuring comfort and privacy for everyone. The villa comfortably accommodates 30 to 36 guests, with a maximum capacity of up to 46 people upon request (ideal for large gatherings or events). A minimum stay of 2 nights is required.
Second Floor: Features 6 spacious bedrooms, each equipped with its own private en-suite bathroom.
Lower Ground Floor (Basement): Features a comfortable 2-bedroom apartment, providing extra privacy for families or smaller sub-groups.
Top Floor / Roof Level: A spectacular, large living hall alongside a fully equipped communal kitchen.

Quiet Hours: To ensure everyone can rest, please observe silence between 2:00 PM – 4:00 PM and 11:00 PM – 7:00 AM.
Music: Personal sound systems (speakers) are not permitted. If you play a musical instrument, please ensure it does not disturb your neighbors.
Personal Responsibility: Fundemia is not responsible for lost or stolen belongings. For lost and found items, please visit Reception.
Safety: Guests are responsible for their own well-being. Parents and guardians must provide full supervision for their children at all times.
Smoking: Smoking is prohibited in all enclosed spaces.
